Below are just a few of the marketing techniques we employ in order to ensure that your property is given maximum exposure. We have developed, tried and tested this approach and it has served both us and our vendors well.
As an independent agency, we have the flexibility to adopt whatever approach we feel is of greatest benefit to our clients. Without the constraints of corporate standardisation, our values are more likely to be a reflection of our own aspirations.

Photography & Floorplans
A picture speaks a thousand words and first impressions count! We use professional grade cameras and take multiple shots from different angles to ensure we are capturing your property at its best.
We also have drone operators we can use, and our Giraffe 360 technology, we can also produce floorplans, virtual tours and social media videos. We can also organise the Energy Performance Certificate (EPC), ensuring that anyone wanting to view your property has all the relevant information at their fingertips.

Property Particulars
We know that when buyers read property particulars they are often very similar, using the same jargon again and again even when it doesn’t apply. We aim to provide more factual and informative particulars that buyers actually find useful, whilst blending in a suitable amount of enthusiasm for the unique qualities of your property, which are ultimately what will sell it.

Our database is filled with people specifically looking for properties in our area. We have a tailored system that allows us to match the right applicants to the right properties and ensure that your property is being sent directly into prospective buyers’ inboxes.
And now with access to the Relocation Agent Network, we have access to far more buyers in areas outside of those that we typically cover.

Verbal Communication
Our dedicated sales team will make telephone calls to everyone we’ve sent your property particulars to. Often emails can get lost or end up in junk folders, so a phone call following up is extremely important. It also allows us to gain feedback as to why people have initially dismissed the property and to perhaps sway their judgement.

Online and Mail-drop Magazines
We are constantly looking at ways to spread the word about the property market and our latest property instructions to our local communities and wider public audiences. This includes online, interactive magazines, that we can send links for to our database of prospective buyers and on our social media sites. We also produce printed periodicals that are posted out to our local communities.

Our Offices
A large number of the enquiries we receive come from prospective buyers walking into one of our offices. The window and LED displays are vital to attract them and we constantly update our window displays with the latest available properties.
With offices in prominent places in Mayfield and Wadhurst High Streets, your property will be displayed in our large window displays, seen by many passers-by.

Extensive online marketing
The number of internet users is on a rapid rise worldwide and is used by people of all age and types. We know that 90% of potential buyers start their property search online. All of our properties are listed on our very own website as well as leading property search sites like Rightmove, OnTheMarket and Zoopla.

Social Media (subject to your consent)
The power of social media is incredible, with it being one of the most common ways for people to keep in touch and share information. Potential buyers are no different. Through our Facebook page and Instagram account, we have another platform through which we can spread the word about your property to ensure it gets the coverage it deserves.

‘For Sale’ boards
Our Burnett’s “For Sale” boards are a very effective marketing tool for our vendors. A large number of prospective buyers see our boards and call into the office, wanting to arrange a viewing. As a result, we would always recommend (where possible) to have a board erected.

Longer opening hours
We are not a 9-5 business. Our longer opening hours allow us to maximise viewing opportunities for your property. We will also conduct viewings after work and on Sundays when required.
