Horam is a sprawling rural village located about 2.5 miles South of Heathfield and about 13 miles North of Eastbourne.

It offers an abundance of amenities including a traditional butcher, traditional village stores plus two other convenience stores, pharmacy, an antiques and collectables emporium, discounted homeware store, vets, dental clinic, hairdressers/barbers, fish and chip shop, a lakeside café that also serves roast Sunday lunches and is licensed to serve alcohol, a vineyard, village hall, golf club, tennis club, bowls club, recreation ground with children’s play area and skate park. There are pubs on the outskirts of the village in Vines Cross, Gun Hill, Waldron and Heathfield.

The nearby towns of Heathfield, Hailsham and Uckfield between them cover most needs, but Eastbourne, Tunbridge Wells and Brighton are not far away.

There are some lovely countryside walks to enjoy, including direct access to the Cuckoo Trail from Horam. The South Downs, coast and Ashdown Forest are all just a short drive away.

Uckfield station is 8.4 miles away offering direct services to London Bridge in about 1hr20mins. Stonegate station is 9.4 miles away with services to London Bridge in just under 1hr.

Horam has a pre-school. Neighbouring Maynards Green has a “good” primary school (Ofsted 2020). There are a number of other primary options in neighbouring villages. Heathfield has a community college and nearby Five Ashes has a preparatory school.
