Broad Oak is a small village on the Eastern outskirts of Heathfield. It has a convenience store with post office facilities, a friendly gym, a small church and a Baptist chapel, a pre-school and a hairdressers. On the rural outskirts of the village is Tottingworth Farm Shop and Café.

The village is best known for hosting the annual Heathfield Agricultural Show, which draws in large crowds with its competitions, trade stands and activities. Heathfield (1.5 miles) offers more comprehensive facilities including supermarkets and restaurants.

The village is located in the High Weald Area of Outstanding Natural Beauty and there are a plethora of footpaths leading out from the village into the gorgeous rolling hills and forests around it.

The nearest railway station is at Stonegate (about a 10 minute drive), which serves London Charing Cross and Cannon Street (London Bridge in just under 1hr). The A265 runs through the centre of the village from Heathfield to the A21, which in turn links to the M25 to the North and coast to the South.

Heathfield Community College is located only about 1 mile to the South of the village. Skippers Hill Preparatory School Mayfield School are only about a 10-12 minute drive away. There are a number of state primary school options in Heathfield and the surrounding villages.
